Understanding Property Transfer Costs

When purchasing property in South Africa, the buyer is responsible for various costs beyond the purchase price. These include transfer duty payable to SARS, conveyancing attorney fees, and deeds office registration fees.

Transfer Duty is a tax levied on the acquisition of property. Properties purchased for R1 100 000 or less are exempt from transfer duty. The rates are progressive, increasing with the value of the property.

Conveyancing Fees are the attorney fees for attending to the transfer of the property into the buyer's name at the Deeds Office. These fees are regulated by the Law Society of South Africa guidelines.

Bond Registration costs apply when the buyer takes out a home loan. The bond attorney's fees cover the registration of the mortgage bond at the Deeds Office.
